Floating Maintenance Supervisor

The Floating Service Supervisor will travel to various properties throughout the company to oversee the site team, the maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems. Reports to the Regional Property Manager.
Responsibilities and Duties: (included but not limited to)
Assists the Regional Property Manager with training and effective management of the service team.
Works with the Regional Property Manager to oversee capital improvement projects.
Inspects the property, grounds, buildings, vacant apartments, and fire alarms as part of a preventative maintenance program and curb appeal.
Organizes, delegates, and oversees the schedules and work of service staff, assisting service staff when needed.
Maintains open communication between the service and leasing staff to ensure successful teamwork.
Conducts performance evaluations that are timely and constructive.
Guides and directs the team as needed and in accordance with company policy and disciplines as necessary.
Ensures the service staff meets daily ticket goals and responding to service orders within 24 hours of the initial call.
Assesses building systems to plan work assignments and project schedules.
Documents, keeps records, and informs the Property Manager of all routine and emergency maintenance required on property.
Complies with company policies, procedures, safety protocols, Fair Housing and other applicable laws and regulations.
Tracks inventory and orders supplies as needed.
Ensure make ready units meet all company's standards and goals.
Contributes to the spirit of teamwork at both the property and company levels.
Able to commit to a 24 hour on call schedule assigned by the Manager. When on-call must respond by phone within 15 minutes and in person within 30 minutes. Overtime may be required as needed.
Must be available on notice in the event of winter weather events, such as snow, ice, and other emergencies. Snow removal, salting, shoveling, and pretreating is mandatory.
Keeping the maintenance shop neat and organized daily.
Attentive and cautious with regards to the overall security of the property, keeping all keys in your possession, not to be handed to unauthorized person, including contractors. Monitor the key box and key logs daily to ensure all keys are accounted for at the end of each day.
Maintains pool/spa equipment, fitness equipment and laundry facilities, if applicable.
Schedules contractors, as necessary.
Responsible for bringing tools necessary to complete all jobs.
Completes and approves payroll for site team.
Performs other related duties as assigned.
Qualifications:
Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
Proficient with Microsoft Office or similar software
Experience with Yardi Systems preferred.
Experience with ADP Payroll preferred.
Excellent analytical and critical thinking skills.
Ability to identify issues and determine repairs.
Excellent management and supervisory skills.
Must provide current contact information such as phone number and email address.
Required to travel to various properties throughout the company.
Requirements:
High school diploma or equivalent
HVAC certification
3 years of prior maintenance and supervisory experience
Must be able to traverse property to diagnose building issues and plan repairs or maintenance.
Must be physically able to perform repairs when needed.
Must be able to lift fifty pounds.
Valid Driver's License, personal vehicle, good driving records and insurance.
